Will my rent be market based?
Yes - we agree a fair market rent with standard reviews; it is always based on an independent market assessment.
As part of our diligence process, we benchmark comparable healthcare properties in your area (for example, dental surgeries or clinics with similar size, location, and trading profile).The goal is to agree a fair, sustainable rent that reflects true market conditions - not an inflated figure. Once the lease is in place, rent reviews typically occur every year, in line with standard commercial practice.
This means you keep operating as before, while paying a rent that would be acceptable to any other long-term property investor in the healthcare sector.
How fast can we complete a sale and leaseback?
We move quickly: most transactions complete in 6 to 10 weeks, depending on how early we receive information from you and your solicitor.
The process starts with an indicative offer (usually within a few working days of receiving basic details).
Once the terms are agreed, we carry out due diligence (title checks, valuation, and lease review) and instruct solicitors.
Because we specialise in healthcare sale and leasebacks, our legal and valuation teams already understand the nuances of practices and care homes - so the process is straightforward and far less time-consuming than a typical property sale.
You'll have a dedicated point of contact throughout, keeping everything moving and transparent.
Do you buy vacant properties or only operating practices?
Our focus is on operating, income-producing properties - dental practices, medical clinics, and care homes with ongoing trading businesses.
Sale and leaseback works best where the owner-occupier remains in place under a new lease, providing a secure income stream for us and releasing capital for you.
However, if you have a property that's currently vacant but was previously used for healthcare (and is suitable for reoccupation), we're happy to discuss it.
In those cases, we may explore a conditional offer based on securing a new tenant or agreeing terms for reoccupation under a new lease.
What are the typical lease terms?
We typically agree 10 to 15 year leases, fully repairing and insuring (FRI), with market rent reviews every year, with a floor and cap on rent increases.
The lease gives you long-term operational security while ensuring the property remains well-maintained and investment-grade.
What can I use the capital for once sold?
That's entirely up to you. Most of our clients use the released funds to refurbish or expand their practice, invest in new equipment, or acquire additional locations - turning dormant property value into active business growth.
